I'm a musician/producer living right near Sunset Junction. I'm renting out a sweet art space on our property, and you'll have access to our big yard too (you could host paint and sips, or other such shenanigans).

Most people have used it as an art space, but it could also work as an office or general storage. In person you'll get a better sense of the setup.

We have a nice outdoor bathroom near the studio, but if you're renting I can introduce you to the housemates so there's no weirdn...
